Hyderabad Becomes South India’s Skyscraper Capital With Rapid Vertical Growth……..

Hyderabad is undergoing a massive urban transformation, rapidly evolving from a city of historic monuments into the “Skyscraper Capital of South India.” Driven by unprecedented vertical expansion, particularly along its western corridor, the city’s skyline is growing at a phenomenal pace. By 2026, Hyderabad is projected to host 275 buildings taller than 100 metres and over 50 skyscrapers exceeding 150 metres. A primary example of this boom is the recently completed SAS Crown in Kokapet, which stands as South India’s tallest residential building at 235.3 metres with 58 floors—a record soon to be challenged by the under-construction Candeur Skyline in Puppalaguda at nearly 244 metres.

This vertical surge is heavily supported by favorable government policies introduced after 2014, most notably the absence of Floor Space Index (FSI) restrictions and expedited building approvals via the TS-bPASS system. Additionally, skyrocketing land prices in western high-growth hubs like Kokapet, Neopolis, Tellapur, and the Financial District have prompted developers to build upward to maximize project viability. The expansion of the IT sector and a continuous influx of out-of-state professionals have further fueled the demand for premium, high-rise luxury housing, leading to a near doubling of large project approvals between 2024 and 2025.

While these modern developments offer world-class amenities such as clubhouses, swimming pools, and sophisticated security systems, they come with a premium price tag. Property rates in these skyscrapers frequently exceed ₹10,000 per square foot, compared to the city’s average baseline of ₹7,000–8,000 per square foot. Maintenance costs are also nearly double those of conventional apartments due to advanced infrastructure like high-speed elevators and complex fire safety mechanisms. Experts note that if the city effectively addresses the infrastructure demands that come with this vertical densification, Hyderabad is well-positioned to become a model vertical city for all of India.
